Development of Preliminary Schemes to inform a direction of the project from client discussions.

3D model with all design intent clearly shown or described to proceed to DA /CC documentation.

Finalise all amendmenmts to be signed off during Preliminary Development phase allowing incorporation of additional considerations.
PreDevelopment Application

Prepare Preliminary Design drawings for Development Application submittal.

Develop preliminary drawings based on a final signed off 3D model, incorporating council and client requirements.

Assemble all necessary documents required by Council to gain approval for a DA and/or Construction Cert.

Prepare Site layout and design to conform with Survey information.

Prepare all required plans including reduced levels and room layouts.Street elevations and typical cross-sections through the building.
Development Application + Construction Certificate

Amend drawings in accordance with Pre - DA requirements. Including all input from council officers and client instructions.

Finalise Site layout in conformance with Survey information and Geotechnical considerations.

Finalise all floor plans, elevations and coordination of Structural Engineering design.

Preparation of drainage plans and all additional documentation required for council submission.

Materials & Finishes Schedule. Window & Door schedules

Prepare BASIX documentation.
Additional Services

Provide plans and documents for Construction Tender with preferred builder.

Bill Of Materials (BOM) listing for preliminary construction costing of project materials and finishes.

Video animation at finalisation of the 3D model.

Fixtures and Equipment Schedule to assist in project cost control.

Acquire fee proposals for additional Consultant services.
